Each individual over the age of 18 must show a photo ID to tour an apartment.

The following fees and monthly charges apply. Charges are subject to change without notice. Additional fees may apply.
Application & Holding Fees
The following fees are due in full at the time of application and are required in order to reserve an apartment. We will only accept payment by check for all application and holding fees.
Application Fee: $35 per applicant, unless married.
Security Deposit: Minimum $199 (based on credit).
Holding Fee: n/a
Other One Time Fees
Other Fees needed to lease an apartment may include, but are not limited to: Administrative Fees, Amenity Fees, and Refundable and Non-refundable Pet Fees (see Pet information for more details).

Monthly Recurring Charges
We will accept personal checks, cashiers checks, money orders, or electronic ACH payments via the self-service Resident Portal.
Rent: Variable, rent per lease agreement.
Water, Gas, Electric & Trash: Variable, monthly charges vary based on individual usage and number of occupants.

Are pets allowed at the property?
Yes.
Are there specific pet apartments? No
What pet types are allowed? Dogs and cats.
What is the maximum number of pets allowed per apartment? There is a maximum of 2 pets allowed per apartment.
What is the pet weight limit? There are no weight limits.
What is the pet age limit? There are no age limits.
What breed restrictions do you have for dogs? The following dog breeds (or mixes thereof) are expressly prohibited at this community: Dobermans; Rottweilers; Mastiffs/Bull Mastiffs; Great Danes; Chows; German Shephards; Akitas; Malamutes; Pit Bull Terriers; American Staffordshire Terriers; Yankee Terriers; and Wolf Hybrids.
What is the total pet deposit? $0
What is the non-refundable pet deposit? $300 per pet
What is the monthly pet rent? $25 for 1 pet, $40 for 2 pets.

When is my monthly rent payment due?
Monthly rent payment is due by the 1st of each month.
When is my monthly rent payment liable for a late charge? Monthly rent payments are liable for a late charge on the 4th of each month.
What is the late charge if I do not pay my rent on time? You would be charged 10% of your monthly rent in addtion to any special you might have received that month. For example: If you get $100 off your rent per month as per your lease, that special is taken away for that month you are late.

What lease terms are available?
6 to 12 month lease terms are available.

Do you offer short term leases?
Yes, 6 to 8 month leases must pay a $50 fee per month and 9 to 11 month leases must pay a $25 fee per month.

Do you offer furnished apartments?
No.

Do you offer corporate apartments?
Yes.

What are the income and credit qualifications?
Your monthly income must be equal to or greater than 2.75 times your monthly rent payment. Credit qualifications vary.

What is acceptable “proof of income” to sign a lease?
You must submit a copy of your last two paycheck stubs.

What happens if I qualify for an apartment, but my roommate does not?
Each person must complete an application and will jointly qualify for the apartment. Individual credit scores may influence the required security deposit, or whether application is approved or denied.

What happens if I break my lease?
You must reside in the apartment for a minimum of 4 months. Early termination requires 30 day written notice and you must pay an early termination fee equal to two months’ rent.

Can I change to a month-to-month lease plan after my first year?
Yes, however, there will be an additional fee of $200 added to each month’s rent.

A friend would like to stay at my apartment for a month, is this allowed?
Yes, however, they must first submit an application and undergo credit and criminal background screenings before they can be added to your lease.

Can I install a satellite dish?
Yes, however, specific rules do apply.

Do you have any preferred employer discounts?
Yes, our preferred employers receive a discount on the security deposit.

What is the size and layout of your apartment building(s)?
1 and 2 bedroom garden style apartments are in 2-story buildings with 12 units per building and townhomes are side-by-side with either 4 or 6 townhomes to a building.

Does the property have a fitness center?
Yes.
What equipment is available in the fitness center? Our fitness center contains 2 treadmills, 2 elliptical machines, 1 stairclimber, 2 stationary bikes, a multi-gym and free weights.

What hours can I access the fitness center? The fitness center is open 24 hours a day, seven days a week.

Does the property have a swimming pool?
Yes.
Is your swimming pool heated? No.
How many lounge chairs do you have around the pool? Our pool area contains 20 lounge chairs.
How many guests may your residents invite to the pool? We allow 2 guests per resident.
When was the last time your pool was updated/renovated? 2006.

What other amenities does the property offer that your competitors may not?
We offer Wi-Fi in our clubhouse area, a walking trail around the lake, and most apartments have a lake view at no extra charge.

Yes, we have monthly resident events such as community garage sales and ice cream days.

Our apartments feature an upgraded lighting package, an open floorplan, and a gas fireplace in each apartment.

We are located off of Route 33, off of Avery-Muirfield Rd across from Chase Bank and right next to Fifth Third Bank.

Am I required to have renters insurance?
Yes. Renter's insurance is required for every new apartment lease. Minimum coverage amount required is $25,000 in personal liability coverage. You may use our preferred renter's insurance company (visit our Resident Link page for more information), or you may secure coverage with any company you choose. Proof of insurance must be provided upon move-in, listing all residents 18 and over on the policy. Apartment home address and coverage dates must match address and dates on your lease.
